Sumter County has a housing market shaped almost entirely by one developer, and that leaves a real gap. Outside The Villages and the production subdivisions around Wildwood, the county is still cattle pasture, oak hammock and land people own outright. We have been building across Marion County and the wider Sumter County area since 1972, and Bushnell is about forty-five minutes from our shop. Sumter County is flat to gently rolling, with sandy uplands around Webster and Bushnell and much wetter, lower ground as you move south toward the Green Swamp and Richloam. We build throughout the rural side of the county, from Saint Catherine and the acreage outside Bushnell to Webster, Center Hill, Sumterville, Oxford and the canal and lake lots around Lake Panasoffkee. That difference decides a lot before design even starts. Ranch style homes are the most common request here, because a single story plan suits a wide rural lot and keeps the build efficient. Outside city limits and outside the Villages utility footprint you are almost always on a well and a drainfield, and flood exposure concentrates along the Withlacoochee River, Jumper Creek and the Lake Panasoffkee basin. One thing that genuinely helps here: Sumter runs a single countywide building department that permits all five municipalities as well as the unincorporated county, so there is one set of rules rather than five.

No. The Villages and Middleton are built exclusively by the community’s own development company, and no outside builder can build there. What we do build is everything around them: the acreage and no-HOA parcels through the rural parts of the county where you own the land and choose your own builder.
Outside the city limits of Wildwood, Bushnell, Center Hill, Coleman and Webster, and outside the Villages utility service area, yes, almost always. We handle the septic and well permitting as part of the project and price it up front rather than letting it show up later as a change order.
Most custom homes we build run $200 to $300 or more per square foot, and that is measured on total square footage under roof rather than living area alone, so it includes the garage, covered porches and lanais. That distinction matters when you compare builders, because it is one of the most common places quotes stop being comparable. The figure covers construction only, not land or site preparation. We price from a base that includes structural specs, standard finishes and quality standards, then every upgrade is a separate line item, so you can see exactly where the money goes and add or remove features to stay in your comfort zone.
Most of our projects run 14 to 22 months from start to finish. Design and pricing takes three to six months, engineering and permitting another one and a half to two and a half months, and construction ten to fourteen months. Permitting is the least predictable stretch because it depends on outside agencies, and it includes septic and well permitting, county building permits and any HOA or architectural approvals. The single biggest thing you control is decision speed during design.
