Williston is twenty-five miles from our office, about thirty-three minutes, which makes it closer to us than parts of southeast Marion County. That matters more than it sounds. Eastern Levy is not a separate market so much as the western continuation of Ocala’s horse country: the same rolling pasture, the same live oaks, the same buyers who want acreage and a barn. We have been building across Marion County and the wider Levy County area since 1972. And unlike almost everywhere else in Central Florida, there is no giant master-planned community here locking outside builders out. If you own the land, you pick the builder.

Levy County sits on shallow limestone, and that is the single most important thing to know before you build here. We build across the eastern side of the county in particular, from Williston and Williston Highlands to Morriston, Bronson, Rainbow Lakes Estates and the horse farms along the Goethe State Forest side of CR 337. It is why Devil’s Den and Blue Grotto exist, and it can complicate footings, drainfields and utility trenching depending on the parcel. The uplands around Williston and Morriston are high, dry and build beautifully; the low hydric hammock toward the Gulf is a different proposition entirely. Farmhouse homes suit this country well, with the porch depth and the outbuildings that real acreage finally makes possible. Well and septic are close to universal outside the small city limits, and the Rainbow Springs basin rules now require enhanced nitrogen-reducing septic systems around Williston and Bronson, which is exactly the kind of cost an out-of-area builder tends to miss in a quote.

Yes. Tear down and rebuild is common on Levy County acreage, especially on older parcels where the land is right but the house is not. We handle demolition, site clearing and any well or septic abandonment as part of the project scope. If you are planning to live on the property during construction, tell us early, because it changes how we phase the work and where we set utilities.
Williston is about 25 miles from our Ocala office, roughly a 33 minute drive. That puts most of eastern Levy County closer to us than parts of southeast Marion County we already build in. Morriston straddles the Levy and Marion line, so those job sites are effectively in our backyard. Proximity matters more than people expect on a custom build, because it determines how often your superintendent is physically on site and how quickly a subcontractor issue gets resolved.
Most custom homes we build run $200 to $300 or more per square foot, and that is measured on total square footage under roof rather than living area alone, so it includes the garage, covered porches and lanais. That distinction matters when you compare builders, because it is one of the most common places quotes stop being comparable. The figure covers construction only, not land or site preparation. We price from a base that includes structural specs, standard finishes and quality standards, then every upgrade is a separate line item, so you can see exactly where the money goes and add or remove features to stay in your comfort zone. In Levy County, budget extra attention to site work: rural parcels often need well, septic, a long driveway and power run to the building pad.
Most of our projects run 14 to 22 months from start to finish. Design and pricing takes three to six months, engineering and permitting another one and a half to two and a half months, and construction ten to fourteen months. Permitting is the least predictable stretch because it depends on outside agencies, and it includes septic and well permitting, county building permits and any HOA or architectural approvals. The single biggest thing you control is decision speed during design.
Levy County lots tend to be large and rural, which suits the styles our clients ask for most: farmhouse homes, country style homes and craftsman homes with deep porches and standing seam metal roofs. We also build luxury homes on larger acreage and equestrian parcels. Because so few Levy County parcels sit inside a developer controlled community with mandated elevations, you have more freedom here than in most subdivisions to build the exterior you actually want.
Often, yes. Much of eastern Levy County falls inside the Rainbow Springs Basin Management Action Plan, which requires enhanced nitrogen reducing septic systems, sometimes called ENR-OSTDS, on new construction. Shallow limestone across this part of the county also affects how a drainfield is designed and where it can sit. We work through this during the site evaluation, before you commit to a lot, so the septic requirement shows up in your budget at the beginning instead of as a surprise after closing.
Yes. Morriston is one of our most familiar areas because the community sits right on the Levy and Marion county line, which means part of it falls under Levy County Development Services in Bronson and part under Marion County. We handle the permitting either way and know which office a given parcel reports to.
