At Curington Homes, we believe that building your custom home should be an exciting and seamless experience. We take pride in guiding you through every phase, from the first conversation to handing you the keys. Our proven process is designed to ensure that your vision, budget, and lifestyle come together to create a home that truly reflects you. Here’s a look at the steps we take to bring your dream home to life.
Our journey begins with an initial consultation, where we discuss your vision for your custom home. This is the time for us to get to know your needs and desires. We’ll talk about your style preferences, home size, budget, and more. If you’re serious about building, we move forward to the next step.
If everything lines up and you’re committed, we enter into a Design + Build Pre-Construction Agreement. This agreement solidifies your intent to move forward with Curington Homes and covers our initial design and pricing efforts. There is a commitment fee involved (depending on home size) as we dedicate resources to create and price custom plans for your home. The great news is that this fee goes toward the cost of your home.
Once we’re committed to working together on your home, we jump into creating preliminary floor plans and deciding on key features for your home. This phase includes designing the basic layout and style of your home and figuring out some big-picture ideas of what types of finishes you want in your home, such as flooring, countertops, cabinetry, etc. We also conduct a site visit to evaluate the land, check soil conditions, and assess any additional site preparation needs, like tree clearing or grading.
After completing the design and doing the site evaluation, we price your home showing all of the prices for everything you want to upgrade beyond our standard specifications. Our estimator works closely with subcontractors to get accurate quotes and does in-house takeoffs accounting for every single piece of lumber, roofing materials, drywall, etc. Our Series Specifications provide a starting point for standard inclusions, but many clients choose to customize further.
Once you’re happy with the pricing, we finalize the contract and move toward the construction phase. This involves creating detailed construction plans (typically 8-12 pages), which are required for permitting and engineering. During this time, you’ll also meet with our design team to finalize selections for your home, spread over three phases to avoid overwhelming decisions.
With the construction plans finalized, we submit them for permitting. While this step is largely out of our control, we estimate 5-7 weeks for Marion County, with some counties taking longer. During this time, we’ll work with you to complete any remaining selections. Once permits are secured, we’re ready to break ground.
Construction begins with site preparation, including clearing the land and laying the foundation. The next phase involves building the foundation and framing the walls and roof. Once the structure is up, we move on to installing plumbing, electrical systems, and HVAC. After inspections, insulation and drywall are added, followed by painting, cabinets, trim work, and final touches like light and plumbing fixtures. Throughout this process, you’ll have key meetings, including the Electrical Walkthrough, where we fine-tune outlet and lighting placements before they are installed. At the end, we conduct a Final Walkthrough to address any small punch-list items before you move in.
